Our expertise ensures an accurate budget is achieved and additional costs are avoided rather than just accepted and reported. Decisions can be made with a clear picture of the varying design costs and alternative specifications, allowing a realistic cost plan from the onset.

The plan is monitored, developed, and used as the cost control and reporting benchmark throughout the delivery process. We advise the best procurement route and form of contract and prepare bills of quantities and measured schedules of work.

Our role reports on actual costs versus the cost plan and collaborates with the building contractor to review the construction processes in detail.

By relating the construction cost to the capital value of the commercial project, the optimum balance between spending (or not spending) on the design to achieve a higher valuation is always considered.

We view construction costs as just one part of the overall financial model, albeit a very significant part. It must be managed constantly throughout the design, procurement, and delivery process to ensure a successful project is delivered on time and at the right cost and value for our client.

As a named role in many building industry standard forms of contract, this service comes with defined powers to act during the construction works including certifying payments to the contractor, issuing contractual instructions and certifying when the works are complete. It is comparable to the defined role of contract administrator and project manager under other forms of the building contract.

As a contractual requirement, the client requires an independent representative during construction. Our vast experience in this role gives confidence to the client and builder who can be sure that the contract terms will be administered professionally in the best interest of all parties.

This role gives clients clear, practical guidance and advice, ensuring the project is delivered in a safe way to construct, occupy, maintain, and demolish. We are experienced across all sectors, offering a hands-on, common-sense approach, and become fully integrated into the design team where required.

We ensure all CDM2015 documentation is prepared, advise the client of their legal duties, and offer advice on the suitability of Principal Contractors and Designers. We are dedicated to ensuring the design work in the pre-construction phase contributes to the positive delivery of health and safety.
